BRRR
When great deals on distressed properties appear, we haggle to buy them at as low of price as possible. We then utilize leverage to take them on, fix them up, rent, and refinance to continue to grow.
STR
We specialize in identifying low cost to enter markets with strong short-term rental potential. Markets where STR’s are accepted, and markets where we can generate a reliable return for our investors.
LTR
Long-term rentals are fantastic to build wealth over a prolonged period of time. We diversify our portfolio across several markets, and use the best property managers to fill our properties. We pride ourselves on having clean properties, and long-term, reliable tenants.
What’s Important

Our ideal markets must have at least 10,000 people in it; whether that’s visitors or residents. We look to markets where the cost-to-entry is low, but multiple economy and growth indicators are trending upward.

Some markets are great for long-term rentals, and others are great for short-term rentals. Depending on the circumstances, we may want a lower, but more consistent return, or maybe we want to add value to a dilapidated property by deploying capital. Regardless, we want to key the approach to generating cash flow, make sure it makes sense, and have a solid exit strategy in place as well.

For any long-term rentals we want to see positive cash flow. We’re targeting a 10%+ cash-on-cash return. For short-term rentals, we’re looking for up and coming destinations. One that has proper STR bylaws, but isn’t restrictively priced. Again, we’re prioritizing cash-flow for these.
